This page is updated periodically with details of matters such as maintenance works planned or underway in the building. 

Details of how to contact the Owners' Association Committee or the property management company can be found on the contact page. With the exception of queries relating to door entry fobs and car park remotes, tenants, estate agents, letting agents and solicitors must refer all enquiries to the property management company and not to the Owners' Association.

You may be aware that Persimmon homes have set aside £75M to deal with legacy cladding issues on buildings.

We encourage all owners to register an interest with Persimmon via the link below. The more owners we can get to register and put some pressure on Persimmon the more likely we are to attract some of this funding.

WATER SUPPLIES CURRENTLY OUT IN THE BUILDING. 

SCOTTISH WATER HAVE CONFIRMED A BURST PIPE IN THE AREA. SUPPLIES EXPECTED TO BE RESTORED BY AROUND 6PM. CONTACT SCOTTISH WATER 0800 0778 778 FOR ANY QUERIES. PLEASE DO NOT CONTACT NEWTON OR THE OWNERS’ ASSOCIATION AS WE CANNOT ASSIST AND HAVE NO FURTHER INFO. 

We're aware that some customers in and around Morrison Street, G5 area are currently experiencing issues with normal water supply. Operatives are currently on-site investigating the cause. They will work through the evening to complete the repair. We thank you for your patience.

External window cleaning will be carried out over the weekend. Please do not park on Dalintober Street or the north side of Wallace Street to allow access.

We have been advised of roadworks affecting Carnoustie Street on 2-3 March which will impact cars leaving the car park. Please refer to notices posted around the building. The contractor has assured us that access will be maintained at all times.

The pulldown machine in the gym has been repaired. 

10 December 2018
Electrical inspection and repair works will be underway for a few weeks, into the new year. This is to bring electrical installations up to date with the latest standards and there will be power outages in communal areas at certain times. Notices in the foyer will advise of any specific matters but disruption should be minimal. Additional emergency lighting will be installed in the main stairwell during these works.

Window cleaning will take place over the weekend of 1-2 December. Please ensure no cars are parked on Dalintober Street.

Window cleaning will take place on Sunday 26 August. No parking permitted around any side of the building. 

Please also note the council notices posted on surrounding streets indicating one week of roadworks on Morrison Street, during some of which time parts of that street (and possibly access to Dalintober Street) will not be possible

The AGM will be held on Monday 1 October 2018 at 6:30pm. We strongly encourage all owners to attend in person or nominate a representative to attend on their behalf. 

All current owners will be sent further information about the meeting and details of the Dropbox link to be used for the forthcoming year in the next email from Newton. Link details and password will be included, as well as a draft agenda for the meeting. 

We would really like to hear your feedback on any relevant matters, whether about the property manager, communications from the committee, ongoing works or any aspects of the building so if there is anything you wish to pass on then please do so in advance of the meeting.

Painting works in most internal areas are now completed. Works will continue on the woodwork outside on Dalintober Street and a few isolated internal areas over the coming weeks.

Carnoustie St lift
Now back in operation following work to replace worn out parts.

Painting works
The painters are continuing with certain external ground level areas (weather dependent), some areas in the basement and a few other areas around the building which have been damaged by water leaks/scuff marks. The red floor paint in the car park by the main lift door and the rear Carnoustie side lift doors will also be refreshed and those lifts will have no car park access for 24 hours when work is done.

Recycling bins and rubbish disposal in car park
Due to repeated failures by the council to uplift bins on time, we have now obtained an additional 10 recycling bins which will be used when other bins are out for collection. Please only use these for recyclable items (see signs in car park) and also please note that any cardboard placed on the floor will go to landfill. 

Anything you want to be recycled needs to be crushed and put in a blue bin, or the large council blue bins on Dalintober St and Wallace Street, where glass bins are also located. To save time for the cleaners, please place any smaller items of rubbish into the red/green general waste bins and not on the floor of the car park. Any items left there have to be picked up and binned.

Issues regarding rubbish disposal and litter have been a problem for years. Anyone concerned should use the Glasgow app to report litter, fly tipping or missed collections around the building. We’re sure the council will send an immediate response.

Painting of the side staircases is now complete. 

2 July 2018
Various parts of the building will be undergoing redecoration in the coming weeks. This will include the side staircases, various basement areas and some of the exterior wood at ground level. Signage will be placed during works and some areas will be closed off for short periods.

Replacement of the main stair carpet has been completed. 

18 June 2018
Replacement of the upper main stair carpet continues this week will complete week commencing 25 June. Residents will need to use alternative routes as the work progresses and signs will be placed to advise.

The carpet on the main stairs above level  2 will be replaced in the coming week. Residents will need to use alternative routes as the work progresses and signs will be placed to advise. 

14 April 2018
Window cleaning will take place on 22 and 29 April. No cars to be parked on the east side of Dalintober Street on these days. 

10 March 2018
A new bike has been installed in the gym to replace the old defective one. A few other small improvemnts have been made. As a reminder, personal property should not be stored in the gym and will be removed if found. 

15 January 2018
Window cleaning
Will be carried out around 28 January. If you believe your windows have been missed/not cleaned sufficiently you must report this to Newton Property Management within a few days so that the contractor can rectify. Late reports will be disregarded. 

Bike cage
A periodic check for abandoned bikes is underway. If you have a bike in the cage, please see the sign on the cage door to ensure that your bike is not removed.

Smoke alarms - a reminder for all owners to ensure their smoke alarms are still adequate. An updated section of guidance has been added to the general info page as follows: 
Every apartment was originally fitted with at least one mains wired smoke alarm. These are independent of the main communal fire alarm system and should be tested regularly by residents. Smoke alarms should be replaced at least every 10 years as they lose sensitivity over time. It is the owner’s responsibility to ensure this is done.
Landlords should ensure they are in compliance with the regulations in Scotland. It is the landlord’s responsibility to confirm the requirements. An extract from the Scottish Government website states that properties should have the following minimum alarms fitted (which should be mains operated and interconnected):

· at least 1 smoke alarm installed in the principal habitable room (the most frequently used room by the occupants of a dwelling for general daytime living purposes)
· at least 1 smoke alarm in every circulation space on each storey such as hallways and landings
· at least 1 smoke alarm in every access room serving an inner room
· at least 1 heat alarm installed in every kitchen.
· Where a dwelling has an open plan layout, the open plan area will also be used as a circulation space (which could include a stair and landing).

Abandoned bikes
It is very common for residents to move out and abandon bikes in the cage. Periodically these need to be removed to create space for current residents. If you have a bike in the cage and wish to ensure it is kept then please read the notice on the cage door for further instructions. 

6 November 2017
Painting works have now been completed in all residential corridors. The painters will now move on to other areas including lift lobbies on all floors, areas around car park entry doors and areas of some of the side staircases. The decorating works will cover all walls, ceilings and woodwork so please take care when moving about affected areas. 

14 October 2017
Painting works have now been completed on levels 3, 4 and 5 and have started on level 2. Works will continue on level 2 next week before continuing down to level 1 towards the end of October. Thereafter certain other areas of the building such as around the lifts on each floor and in the car park will be painted.

The decorating works will cover all walls, ceilings and woodwork, including the door frames and door steps to each flat so please take care when moving about affected corridors and around the doorways of flats. Clear signage will be put up in each corridor before work starts.

Pruning of the trees on Dalintober Street has now been completed. 

30 September 2017
Painting works have now been completed on levels 4 and 5, with level 3 Carnoustie Street side well advanced. Works will continue on level 3 next week before continuing down to levels 1 and 2. Thereafter certain other areas of the building such as around the lifts on each floor and in the car park will be painted.

The decorating works will cover all walls, ceilings and woodwork, including the door frames and door steps to each flat so please take care when moving about affected corridors and around the doorways of flats. Clear signage will be put up in each corridor before work starts.

The decorative lights in the courtyard decking have now been restored to full working order.  

7 September 2017
Painting and decorating works will shortly start in all residential corridors and lift lobbies throughout the building. These works will be carried out over several weeks and signage will be clearly displayed in affected areas. All walls, ceilings, skirting boards, door frames etc will be painted so please watch out for wet paint. 

31 March 2017
Due to the need to replace some of the control system on the outer roller shutters, it will no longer be possible to recode certain types of existing fobs and prices for new fobs will increase as a different type is required. Full details of this are included in the instructions on the general info page of this website. 

24 March 2017
Main stair and foyer carpet replacement works will start on Monday 27 March and continue for a few days. The contractor will also be replacing damaged/loose carpet in several of the residential corridors (Level 2 Dalintober and Levels 1,2,3 Carnoustie)

15 March 2017
On Thursday 16 March, there may be some disruption to water supplies in the building due to works on the central plumbing system. 

10 March 2017
Carpeting in the foyer and on sections of the main stairs will be replaced in the near future. Works are expected to start around 17 March and there will be disruption in that area for a few days. Some areas around the stairs will also be painted during this period. 

1 March 2017
External painting will be underway around the ground level and commercial unit entry corridors for the next few weeks.
